HUNTLEY REAL ESTATE OCTOBER MARKET REPORT

 

Huntley Realty is extremely grateful for the support it has received from all Huntley residents and businesses as it continues to LEAD the Huntley Illinois Real Estate market.  We are very humbled that so many Huntley homeowners have consistently chosen Huntley Realty more than any other real estate office in Huntley and the surrounding area.

During the month of October, the Huntley Real Estate market saw 109 new listings hit the market, while 39 homes went under contract, and 22 homes closed.  The new listings in the Huntley Real Estate market for October 2007 are up only slightly (8%) compared to the Huntley Real Estate market of October 2006.  Perhaps surprisingly to some, the number of homes sold in Huntley in October 2007 is also down only 17% compared to the same time period last year, October 2006.   We look forward to an even brighter 2008!

HUNTLEY REAL ESTATE MARKET ALIVE AND WELL!

You cannot believe everything you read in the media about the Real Estate market! Speaking nationally, the housing market is certainly experiencing a down turn compared to the past few years when home values in California and Florida were rising out of control. These areas are experiencing a market correction that was bound to happen as home values became so inflated. The real estate market in the midwest and specifically homes for sale in Huntley Illinois is a different story. We have already seen the worst of the real estate market decline in Huntley, and home values are expected to level out and even begin to rise again in 2008.

Home sales in Kane and McHenry counties have seen a decline in 2007 compared to 2006, but the good news is that homes values are still strong. Much of this decline in the resale market is due to competition with new home builders in areas like Huntley Illinois that are undergoing a massive growth spurt. In 2006, 12,550 homes for sale in Kane and McHenry counties actually sold and closed, selling for an average price of $270,182 after an average of 94 days on the market. Year to date in 2007, 8,579 homes for sale in Kane and McHenry counties have sold and closed, selling for an average price of $268,257 after an average of 129 days on the market. While sales volume is down, the homes for sale in Kane and McHenry counties are holding their value.

In Huntley, the resale market is quite healthy. While the resale market is certainly competing with new construction from communities like Talamore, Cider Grove, Lions Chase, and Del Webb Sun City Huntley, homes for sale in Huntley are still holding their value and are expected to continue to do so as this thriving community continues to grow. In 2006, 532 homes for sale in Huntley sold and closed, selling for an average price of $267,971 after an average of 86 days on the market. Year to date in 2007, 372 homes for sale in Huntley have sold and closed, selling for an average price of $262,374 after an average of 102 days on the market.

The news is even better if you live in Del Webb Sun City Huntley. In 2006, 239 homes for sale in Del Webb Sun City Huntley sold and closed, selling for an average price of $248,851 after an average of 71 days on the market. Year to date in 2007, 190 homes for sale in Del Webb Sun City Huntley have sold and closed, selling for an average price of $249,635 after an average of 77 days on the market. Even as Pulte is reducing the prices on the final 230 homes it has left, homes for sale in Del Webb Sun City Huntley are holding their value and will continue to do so as Pulte completes its final neighborhood in early 2008.

Homes Sales Rising for Large Homes in Del Webb Sun City Huntley

Home sales at Huntley Realty have been on the rise, especially the larger homes in Del Webb Sun City Huntley. We can attribute this increase in sales of the larger size homes at least partially to the fact that Pulte has finished building its final neighborhood of estate homes. Pulte is currently clearing their inventory of Club Homes and Classic Homes, opening the resale market for the larger homes.

The past week has been very eventful for Huntley Realty home sales! On October 31, Carol Noonan of Huntley Realty listed 11627 Sunderlin, a Buckingham with a full walkout basement on open space in Del Webb Sun City, and Joe Render of Huntley Realty sold this home just 18 days later. Matt Crow of Huntley Realty sold 12997 Stone Creek Ct. last week, a Huron with a full basement. Tom Hall, broker/owner of Huntley Realty, recently listed 12606 Carmel, an Adler model with a full walkout basement on open space, and Joe Render of Huntley Realty sold it last week. Also this past week, Joe Render sold his own listing at 12333 Flowerwood, a stunning Adler with a 3 car garage. We are very thankful for a successful week and we look forward to a wonderful Holiday Season!
